The balance of approximately 1,000 square feet is warehouse space with an overhead door. The office space and restroom are air conditioned, while the warehouse space is not air conditioned. The lease will be a modified gross lease with the tenant paying water, sewer and electric. The landlord pays the insurance on the building and the real property taxes.
