Just north of the famous "The Wharf" in Orange Beach, Alabama, and just a few miles south of the famous "OWA" theme park in Foley, this is a property that is looking for a smart "nature" developer. 

With over 1,000 ft on the Expressway and the beautiful pristine waters of Long Bayou on the east end this parcel has the potential to become something like a "Sandestin" development. Most of the surrounding property is also available and well over 500 acres is possible to be assembled together.  

The property is classified as “wetlands” but construction on pilings, and some filling is possible by Corps & State permit.

My thoughts on use is to take about a third of the property and develop it into mixed use, luxury residential or some other compatible use along the Expressway. The middle portion could be turned into an enhanced wetland area with funding by the State. The east third could be developed into a ‘bayou’ village on Long Bayou like Baytowne Wharf at SanDestin. It is said that the City of Orange Beach wishes to have a nature preserve that borders Long Bayou.

With the new OWA theme park just to the north and "The Wharf" and Gulf Beaches to the south, this area has the potential to develop similar to Orlando, Myrtle Beach or Sandestin areas. A Botanical Garden type development could be possible with a "nature" village. The Village at SanDestin as well as some of the condos are constructed on pilings in wetlands so that may be possible here. A ‘nature preserve’, possibly with accommodations for tourists as well as long term owners, might do well here. As was mentioned earlier, a development like SanDestin could do well here.

The local airport just changed it’s name to Gulf Shores International Airport and is a very short distance away. They expect to have a terminal and regular passenger service very soon!

There is also a new park at the foot of the Expressway that is a boat ramp with 6 ramps and 200 parking spaces less than 1 mile south.

This property has a road and a median cut in the Expressway which is important. Using this provides an access into land even beyond that across Long Bayou. A ‘town center’ could be built here.  

Utilities are no problem as a new sewer line is being installed now to the property and a water line is very close.

Owner is the listing Realtor® and will work with buyer in numerous ways on financing including Vendor Deed Liens, Low interest loan & possible participation. Depending on use, mitigation of affected wetland areas may be possible. Alabama has a wetland ‘bank” and enhancements could work in the developer’s favor.
