This hunting and grazing property used to be the heart of a historic cattle operation called the "Johnson Ranch", covering a considerable expanse of prime grazing and hay ground. The ranch is comprised of 2,940 acres of deeded land now under Wildlife Easement with the National Resource Conservation Service.

This unique property offers waterfowl, deer, antelope & elk hunting which will only improve dramatically over time with the wildlife habitat enhancement now under way. 

Approximately 1800 acres are irrigated and can be grazed after the waterfowl nesting season. Included is an additional 30,000 acres Bureau of Land Management grazing allotment for approximately 297 head from Mid April to September 15th. The allotment is contiguous to the deeded land & is divided into 5 fields, creating an excellent summer grazing operation with maximum weight gains and a simplified fall gather.

The owner has excluded 17 acres from the easement on the lower ground in Langell Valley and 10 acres near the Bear Valley pasture at the higher elevation for hunting cabins or lodges. All deeded acreage is contained in 4 parcels. 1085 acres @ 4100 feet elevation in Langell Valley which includes approximately 700 irrigated acres, Antelope Flat @ 4750 ft elevation, includes 678 acres irrigated & Bear Valley @ 5294 ft, with 467 irrigated acres.
