New streets and infrastructure is in place (water, sewer, storm sewer) and TIF funding is in place to cover assessments and redevelopment expenses. R-2 and M-2 zoning allows for uses including multi-family housing and mixed-use projects. The redevelopment area provides beautiful views of the Minnesota River and the North Mankato River Bluffs' spectacular fall colors.
