SR 9 is a major north-south arterial roadway that links the cities of Sandy Springs, Roswell, Alpharetta and Milton in north Fulton County and continues northward into Forsyth County. With the increasing population growth in northern Fulton County and this location especially in the last 10 years, SR 9 has become a major transportation corridor. Based on current growth patterns and projected traffic volumes, this area is expected to continue to experience significant growth. The Georgia Department of Transportation plans in the near future to make improvements to highway SR 9 from Windward Parkway to the Fulton/Forsyth County line. The SR 9 highway upgrade will result in a continuous 4-lane urban highway with pedestrian/bike multi-use paths. Attached is a marked up aerial photo showing Georgia DOT's proposed realignment of the nearby Highway 9/Bethany Bend Road intersection to eliminate the current severe skew. The resulting realignment will shift the existing signalized intersection southward to align directly with the Publix's shopping center drive located about 400 feet from our site.

The Average Annual Daily Traffic (AADT) along SR9 is approximately 25,000 Vehicles Per Day (VPD) between Windward Parkway and Bethany Bend Road and has been steadily increasing. The Georgia Department of Transportation estimates daily traffic volumes are expected to exceed 32,000 VPD by year 2042.

Milton is a very wealthy community that should generate high sales revenue for your franchisee. The average household income in the area is approximately $120,000 and rising. The population within a 5-mile radius is 160,000+ with 19% growth expected in the next 5 years.
