It is a steel building with concrete slab foundation, metal roof, 20’ metal sidewalls on the sides and back, with block wainscot on the front. 4,014 Sq. Ft. of finished office space with 5 private offices, 2 private men’s and women’s restrooms, front foyer with 20’ ceiling, 9 fixture men’s & 9 fixture women’s restroom/locker room area. The office area has natural gas forced furnace & central air conditioning and natural gas hot water. 30,000 Sq. Ft. of shop area with 20’ side walls, concrete floor, 8’ metal wainscot, insulated ceiling, two loading docks on the south side & two overhead doors that have 14’ garage style doors on the west side, air lines are run through the shop area for compressed air and power tools. The building is constructed so it can be expanded to the west. There is a three sided storage structure with metal roof & metal sidewalls on the west side of the property. It is a 24’ x 90’ for a total of 2,160 Sq. Ft. The storage area for connected to the West side of the building with fence. The two bay truck dock with 8’w x 10’h electric overhead doors, has air bag dock levelers as well as a 16’w x 16’h and a 12’w x 16’h overhead door on the West side of the building. The exhaust fans located around the perimeter of the production area are both manually and electrically operated. Air is provided by two 5 horsepower compressors. Ameren is the natural gas & electrical power supplier. There is a 480 amp electrical entrance # 3 phase power. The City of Charleston provides water & sewer service. The building has a sprinkler system. Service provided is 1200 A at 480V and 800 A at 208V. The parking lot provides parking for approximately 30 vehicles with additional parking at the back of the building.
