Fiber: Quad entries per hall (short end) with dual, diverse laterals; POP/IXP-ready standardized splice vaults.
Grading/Drainage: $4.3M grading grant toward bench-ready pads; drainage follows existing patterns; detention sized to ≤ existing release.
Incentives & funding: State hyperscale incentives + local TIF/FILOT and industrial access/road programs (subject to approval) with coordination from MDA/utility partners.
