The City of Spokane Valley has approved development for up to 84 apartment units. Significant infrastructure improvements have already been completed, totaling approximately $435,535. Water system improvements include $40,535 paid to Irvin Water toward acreage water charges and unit fees. An additional $165,000 has been invested in water infrastructure, including a tapped and installed, Fire Department–approved fire hydrant, 2" water meter, backflow valve, $6,500 insulated “hot box,” and approximately 600 feet of 4" C900 water line extending east, ready to serve Tract A. A fire hydrant is also located on the north side of Grace Street, directly across from Tract A frontage. Sewer improvements total approximately $155,000 and include a tapped connection and installation of a 6" sewer line running parallel to the water line, with cleanouts spaced every 99 feet per requirements. The sewer line extends east to the same point as the water infrastructure. All water and sewer installations have been inspected and approved by Spokane County and Irvin Water. Natural gas service has been stubbed to the property by Avista, located approximately 10 feet south of the sewer line. Additional site improvements include approximately $75,000 in new 6-foot galvanized metal privacy fencing along the north property line and the western 200 feet of the south boundary, with the remaining southern boundary extending east also enclosed with privacy fencing
