Lot 16A is 4.72 net acres of flat, unzoned land at the corner of Eastside Highway and Ambrose Creek Road, just north of Stevensville and about 30 miles south of Missoula. With no county zoning in place, the buyer’s plan sets the use.

Most of the early development work is done. Montana DEQ approved four building sites in June 2025, served by a shared well and two septic systems, with engineered layout, utility, grading and drainage plans. Additional septic systems would require further testing and approval. The site is outside the mapped flood zone, with Ravalli Electric power and several broadband providers.

Location. About 6,000 vehicles pass the corner daily. MDT is adding a roundabout at Ambrose Creek Road, with major construction expected in 2027. Neighborhood retail and flex warehouses already line the corridor toward Stevensville, and the surrounding area is made up of established, higher income households.

Market. Local spending on retail, dining and services is strong, but residents nearby drive into town for groceries, prescriptions, dining and urgent care. Little new commercial space is available for lease, which leaves room for convenience, food, medical and service users at this corner.

Development options. The site supports several paths. Flex business condos could be built across the four approved sites, or a mixed use center could put retail and office at the roundabout with flex suites behind. An owner user could build on one site now and expand onto the next later. For a residential buyer, single family lots or townhomes are possible, supported by recent nearby lot sales. That route is subject to county subdivision review, DEQ groundwater monitoring and septic approvals.
