This former Petsmart sits off S. Cooper St, a major thoroughfare connecting North and South Arlington with very high traffic counts. The Parks mall and the numerous large retail/entertainment developments to the south along with the Cowboys Stadium and the Ballpark in Arlington (Texas Rangers) bring a lot of traffic to the region. This supplements the already robust demographics that this region enjoys. Additionally, the University of Texas at Arlington sits just to the north with 25,297 students and 4,724 faculty. The former Albertson's adjacent was split several years ago to accomodate DD's Discounts and Citi Trends.
