This unique real estate, located about five mi. NW of Haines on Lutak Inlet, consists of 4 longterm Alaska tideland leases, an upland water rights lease, and 4 upland fee simple parcels. The leases include approx a half mile of waterfront, all adjacent to deep water. The dock is approx 530ft long at the face, with 35 of water at mean lower low water [MLLW] on the east end and more than 50ft on the west end. The dock is a creosoted wood sub-structure, pilings on ten centers, 12 x twelve caps and six x 12 stringers on 24 centers. Wood decking needs replacement. U.S. Army Corps of Engineer permits are in place for the dock. The area of the tideland leases is approx ten acres, some of which is underwater. The upland parcels, which are bisected by the state highway ROW, comprise about eight acres; the water rights are on a leased parcel situated above the fee simple land.<br />
