In addition, there are 4 newer residential communities (Knob Hill, Four Seasons, Heritage Village, the Villages and Battleground Estates) developed by national firms which are underserved as neighborhoods --- except by the daunting drive to congested Route 9 corridor or the regional mall in Freehold.

Unlike the two pharmacy retail chains, this parcel has direct highway access. The property is properly zoned for retail, and the immediate vicinity will welcome a dynamic, WaWa convenience store/gas depot, across the highway.
