Property Description

Geneva, the county seat of Kane County, is one of the three “Tri-Cities” area communities (along with Batavia to the south and St. Charles to the north) of the Fox River Valley. It has long been known as the “Jewel of the Fox,” with its interesting shops on Third Street and charming historic architecture. Geneva is located 40 miles west of Chicago with the O’Hare Airport located about 45 minutes by car. The Metra/Union Pacific West Line commuter train is available for commuting to and from Chicago. Air travelers also have the DuPage and Aurora Municipal Airports nearby. Vintage home buyers are attracted to Geneva. The city’s historic preservation ordinance gave city officials the tools to create a 69-block historic district, including vintage homes dating from 1838, built in many styles including Italianate, Queen Anne, Greek Revival, Gothic Revival, Prairie (one designed by Frank Lloyd Wright), Bungalow, Colonial Revival, Cape Cod, Romanesque Revival and Shingle Style. In contrast, there are newer homes also available for homebuyers, as Geneva appeals to many custom builders. The city has encouraged commercial growth, particularly along the Randall Road corridor on the west side. It also supports retailers in its thriving downtown area, recognizing this is crucial to the city’s vitality. Geneva Community School District 304 has six elementary schools, three middle schools and one high school. The highly-rated schools offer a quality curriculum. The Geneva Park District operates some 700 acres of land with 50 parks and 3000 recreation programs offered annually. The picturesque Fox River flows through the heart of the city, with about two-thirds of its shores publicly owned. Over 30 miles of biking/walking paths meander through prairies and woodland settings, an idyllic setting for leisurely activities. Many people who visit Geneva's appealing shops, fine restaurants and unique family festivals throughout the year decide to call this quaint, charming historic town their home.
