This listing consists of 4 properties; 324 W. Oakland Ave., 318 W. Oakland Ave., 310 W. Oakland Ave. and 1 N. Nixon St. All FOUR properties are offered as a single package. These properties fall within The Town of Oakland's Article XVI Gateway Corridor Overlay District. The intent of this article is to ensure that the designated Oakland Gateway Corridors are developed in a manner that: A. Insures subject roadways are developed into well landscaped scenic gateways; B. Provides uniform design standards to establish high-quality development; C. Maximizes traffic circulation functions from the standpoint of safety, roadway capacity, multi- modal integration, vehicular and non-vehicular movement, and minimizes curb cuts along arterial roadways; D. Encourages a mix of uses that provides for multi-modal connectivity and eco-tourism opportunities; E. Preserves tree canopy, environmental assets and natural features to the extent practical; and F.
