LOCATION:

At the very south end of the popular Poe Valley area lies this picturesque cattle and hay ranch. Poe Valley is surrounded by mountains covered with evergreen forest on the East slope of the Cascade Range.  23 Miles to the northwest is the town of Klamath Falls with a population of about 20,000 and serving a population base of 100,000.  Klamath has convenient shopping, medical facilities and the Oregon Institute of Technology, a four year college.  Horizon Air supplies air service to the modern, 747 rated airport.  The home fronts on a paved road with bus service to Henley Schools.

 

IRRIGATION CROPS:

Water from two wells provide 3 feet of water per acre that is distributed over the cropland by two wheel lines, two Valley pivots and approximately 3100 feet of buried main line.  Well number one has a 100 hp. turbine pump.  Well number two has 60 hp. turbine with a 50 hp booster.

 

ACREAGE:

929 deeded acres plus a 240 acre BLM grazing permit. In the rangeland portion, 530 acres have been partially cleared and seeded to dry land alfalfa which has significantly improved the carrying capacity providing good spring grazing.  There are water rights for 388 acres  156 acres are in irrigated pasture with the balance in alfalfa and grain.
