The park operates on city water and septic tanks. The community has gravel roads laid out thoughout the entire community and the owner rents the mobile homes weekly.

This community has the opportunity to switch over to pad rentals to help reduce the expenses. Most of the areas mobile home parks are renting two- and three-bedroom mobile homes for $600 a month. Lot rents in the area are renting for $300 or more. Converting this park over to pad rentals would drastically reduce the amount of labor and cost to

operate the community.

Owner will entertain a lease option with $200,000 down. Atlanta' s emergence as a world-class business center, along with the population shift to Sun Belt areas, continue to drive rapid population growth. The largest population increases have occurred north of the city, with Gwinnett now the region's second most populous county. During the past 10 years, the metro' s population grew by 1.3 million, ranking the city among the nation' s top 10 largest. A population gain of nearly 12 percent is expected over the next five years.

Many of the young people who move to Atlanta for employment have chosen to remain in the region and have families. This has lowered the median age to 35.6 years and brought the homeownership rate to 61 percent, slightly higher than the national average of 59 percent. More than 50 percent of residents are in their working years, with seniors comprising less than 10 percent of the population. Educational attainment is high; nearly 34 percent of Atlanta inhabitants have obtained a bachelor's degree, compared to just 28 percent for the nation. Job quality also is elevated, as reflected in a median household income of nearly $58,700 per year, well above the national median of $51,500 annually.
