BULK PROPERTIES: We buy all our REO residential properties in bulk. Sometimes as a mini-bulk or we may buy up to 1000 homes at one time. Some can be cherry-picked; some can be divided and others must be sold in bulk to satisfy the banks. Bulk buying is unique. You must look at the bulk pool as a deal unto itself. You will have the good, the bad and the ugly.

AUCTION PROPERTIES: We are able to acquire bulk pools which allow for us to offer them at auction. The properties will always have an expiration date and a minimum bid. Once the property is secured by a buyer, a contract and escrow instructions are sent and the property is sold. You may buy as many or as few as you are able.

NOTES: We have access to Performing and Non-Performing Notes. Some of our properties may be listed in MLS and by realtors. However, because of the fact that we sold over 2000 homes last year we receive discounted pricing and are able to pass those discounts on to you our buyers. In addition, we are FNMA authorized sellers so some of our properties will be coming from Fannie Mae and Freddie Mac. We make no unrealistic promises. If you pick 20 FNMA properties and you drag your feet about supplying the documents and Proof of Funds required and then take your time signing the contract and submitting your 10% deposit, we are not responsible if you only get 6 properties. FNMA is trying to sell the properties too and they won't hold a property while waiting on you! In other words Time is of the Essence!

Our Process: After Signing a NCND we have 7 simple steps

A list of properties will be provided so you may view our bulk and auction properties

1. Select your properties

2. Sign Master Fee Agreement

3. Submit LOI and POF

4. Receive a contract and escrow instructions within 48 hours.

5. Sign all documents and deposit 10% of the aggregate amount into escrow at Lawyer's Title

6. Wire instruction will be provided.

7. Close as soon as you are ready, depending on size of purchase.

Special Note:

Each of our transactions, whether you are buying one property or a bulk transaction of properties goes through escrow and title as quickly as you like. You receive your property with an insurable, free and clear title.
